I've got a client who wants to build a bunch of houses. Usually I take their floor plan and tweak to their liking, but this time I've got full creative control.I'm an architectural engineer, I went to engineering school not architecture school so I'm not exactly a good designer when it comes to layout.Any nice 24'x75' 3br houses you guys like the floor plan?It's going to be an elevated beach house style. Wood framed, Hardie siding and shingle roof. Simple and cheap.

This is the side gig though it's going to get more serious pretty quick. They all build the same few floor plans and I don't like any of em. I've tried some different layouts and I think I got something we like. 2.5 bath. Jack and Jill bathroom for the two kids rooms. It's pretty huge for a shotgun house.Yes I'm constrained, at the front 60' of the lot there's only 25.5' width. Even at 1' roof overhang that's only 23' wide house. I'm going 22'.

Every room gets lots of natural light except for the galley kitchen.the only thing I don't like is that the master closet is disconnected from the master bedroom/bathroom (you have to go out into the hallway and then pass through the other full bathroom to get to the master closet).I particularly love that the living room on the first floor has a two-story ceiling, and I appreciate the balcony that runs along the side of the house where I can stand in my bathrobe and air dry after getting out of the shower. There's a wood-burning fireplace in the study on the first floor and then directly above it there's another wood-burning in the master bedroom. Two wood-burning fireplaces in a 2,000 sqft house! Can't wait to get to the fun part where I'm just sizing beams and drafting connections.
