I've got a client who wants to build a bunch of houses. Usually I take their floor plan and tweak to their liking, but this time I've got full creative control.I'm an architectural engineer, I went to engineering school not architecture school so I'm not exactly a good designer when it comes to layout.Any nice 24'x75' 3br houses you guys like the floor plan? It's going to be an elevated beach house style. Wood framed, Hardie siding and shingle roof. Simple and cheap.
Uggh worst layoutAre there lot constraints or something?
>>2582815Boy you sound smart for someone looking to be spoon-fed. Isn't this your job why would you let someone else do it unless your completely incompetent and can't preform your task. Guessing you went to a woke ass college not focused on academics? Sorry you wasted your time and money.
>>2582849It's not my real job I'm a consultant. I work on huge hospital buildings and university buildings where the real money is. This is the side gig though it's going to get more serious pretty quick. I'm not really looking to be spoon fed I'm just looking to talk residential architecture with someone on four channel, where some of the smartest people from all walks of life meet to hate Jews.
>>2582815Sounds like Chicago bungalows.
>>2582815Nigger, no architectural engineer is going to ask on 4chan about house plans. Just stop with the larping, say you're designing a waifu house for your loli waifu, you retarded faggot. A real architectural engineer would know actual architects to get plans from, dummy.
>24' x 75'>shotgun housengmi
>>2582849Oh and I went to Texas and got a civil engineering degree lol. I have to self study architecture>>2582929I do know architects. They all build the same few floor plans and I don't like any of em. I've tried some different layouts and I think I got something we like. 2.5 bath. Jack and Jill bathroom for the two kids rooms. It's pretty huge for a shotgun house.Yes I'm constrained, at the front 60' of the lot there's only 25.5' width. Even at 1' roof overhang that's only 23' wide house. I'm going 22'.
>>2582815>>2582993fellow Texanon here. I live on a 40' x 100' lot and I love my floorplan. See picrelNot sure if a similar row house floorplan would work for your extremely-narrow 24' x 75' lots, but I am uploading my floorplan for your consideration because I love it and think it's the optimal way to build on relatively narrow lots.
>>2583006Nice lol except that's the site plan you have floor?I'll get on my computer later and show ya where I'm at.
>>2583020sorry before this conversation I wouldn't have been able to tell you the difference between a floor plan and a site planfloor plans for my house don't exist (I tried tracking them down from the county, from the builder, etc.) however what I can give you is screenshots of a replica I built in The Sims 3

>>2583103>>2583105>>2583106>>2583107>>2583108every house on the street has no windows on the western-facing wall, which gives every neighbor total privacy in their side/backyard.because there are no windows on the western-facing wall, the house has five skylights to maximize natural light. Every room gets lots of natural light except for the galley kitchen.the only thing I don't like is that the master closet is disconnected from the master bedroom/bathroom (you have to go out into the hallway and then pass through the other full bathroom to get to the master closet).I particularly love that the living room on the first floor has a two-story ceiling, and I appreciate the balcony that runs along the side of the house where I can stand in my bathrobe and air dry after getting out of the shower. There's a wood-burning fireplace in the study on the first floor and then directly above it there's another wood-burning in the master bedroom. Two wood-burning fireplaces in a 2,000 sqft house! It's absurd and I love it.Hope this gives you the inspiration you were looking for and I'm happy to answer any questions you have. Godspeed shotgun house anon.
>>2583113No window in the kitchen is grim
>>2583113i can't tell if I'm retarded or if your house is retarded. Do you have to go through the bathroom on the second floor to get to a storage room?
>>2583138yes as I mentioned here >>2583113 the master closet is on the other side of the bathroom on the second floor, which is indeed retarded. It's the only thing I don't like about the house. >>2583134yeah I installed a tin ceiling and a bright light fixture to solve this; now the kitchen is bright and cheery as long as the light is on
>>2582815The Sears catalogue is basically open source these days.
>>2583482And a shotgun style
>>2583483I hate it
>>2583483>1500$What year was this? I want to see what that is with inflation
>>25836641927 - 1931amazingly some boomer has a whole blog about this shithttps://searshomes.org/index.php/2011/10/05/a-kenmore-house-by-montgomery-ward/
>>2583483That is not a shotgun style by any stretch of the imagination.
OP said he was gonna post his work in progress floor plans but never did
>>2584488Probably dropped the job when he realized what a shitty design shotgun inevitably is
>>2585333yeah I mean I love my narrow row house built on a 40-foot-wide lot but 40 feet is *so* much more space to work with compared to a 24-foot-wide lotOP said he's trying to cram three bedrooms in there... AND he said he's using "elevated beach house style" which presumably means the first floor is nothing but pillars and stilts, and maybe a garageOP's client:>build me a house>24 feet wide or skinnier, 75 long or shorter>can't put anything on the first floor>must contain 3 bedrooms and 2+ bathroomsit's mission impossible for OP
>>2583103Lol very basedMy wife was saying it looks fun to design the interior of the house so I offered to DL Sims for her to be my interior designer. Again I'm a structural engineer so I don't have much experience giving a fuck about floor plan layouts. I know what I like, but designing it is another trick.>>2585333Shotgun is actually very efficient, I'll post in a min.
>>2585349Actually it's business as usual here in Galveston. https://www.zillow.com/homedetails/5618-Avenue-M-Galveston-TX-77551/188544937_zpid/Anyway, here's a floor plan I've got going. Two stories now. 23' wide to fit in our 25.5' lot with roof overhangs.
This bitch is 17' widehttps://www.zillow.com/homedetails/5218-Avenue-L-Galveston-TX-77551/27648471_zpid/?
>>2585737That toilet alcove in the / master ensuite ?/Is a horrible designVery difficult to clean around the toilet in that small space
>>2585892Maid will get it done m8It's gonna get even tighter, in order to have windows we have to be 3' from property line.Meaning I've either got 21.5' total width with windows on one side or 19.5' total width with windows on both sides. Can't wait to get to the fun part where I'm just sizing beams and drafting connections.
>>2585737>>2585745JFC people are paying $350k to live in a 1,000 sqft shack in Galveston? I grew up in Houston, so I've been to Galveston countless times. Galveston is the Florida Panhandle of Texas. Not just the armpit of Texas -- the asscrack of Texas. Nasty smells, ugly brown water, homeless people yelling at you, and the whole city is sinking into the ocean. I guess it could be worse; you could be building in Matagorda
>>2586414Lol you must be an old fuck, Galveston has been pretty nice since Ike in 2010. It blew away all the ghetto and trash and they shipped em the fuck out and didn't rebuilt until recently. Way less bullshit, the police department has been cut in half, there's way less crime now. If you prefer Houston you must be totally crazy.Anyway I updated the plan again I'll post tomorrow. It's coming along I just need to do structure and electrical plans now. Thanks for all your help do it yourself I'm doing it myself now!
