My friends and I usually just keep an eye out while driving around. The reason to keep the locations under wraps is so they don't blow up and become hotspots. Hotspots get demolished, heavier security, or bricked up, and sometimes all 3. Plus nothing ruins the experience more than meeting other people while exploring.

signs of decay, obsolete technology (old rusted car in yard, old tv antenna, etc), broken windows, windows/doors left open, pass by it a few times to see if it's actually abandoned

Buildings with no obvious signs of life inside, this includes caved in roofs, walls, or porches, broken windows, no lawn care, and lack of lights on. Usually I watch a place for a few days for cars coming and going or construction being done, and if it seems vacant then its cool to enter. Beware of a couple of things: NEVER break to enter, always look for an existing way in, and look out for things like no trespassing signs and security systems, even though a place is going to shit doesn't mean some asshole won't try to get you arrested for taking pictures of it.

Remember your PPE, work gloves, tough jacket and pants, a respirator is a good idea, a flashlight, a self defence weapon is advisable, and a friend. Going solo is dangerous as hell, you never know what doors can lock from the outside, and getting hurt without someone to help you out is not a fun position to be in. Take only pictures, leave only footprints, don't get caught, and most importantly; have fun.

This is all good advice thanks guys. Also for the train tip, now that I think of it you're on to something. Going to prep alot more precautions before I go on a serious one

Some of my favourite places to visit were accessible only by boat, this is a ghost town in Newfoundland dock, sometimes knowing the history of an area makes it easier to find places like this.
